MEI was engaged as the exclusive leasing agent for the family trust’s Beverly Hills Golden Triangle trophy asset. The mixed-use office/ retail property on Canon Drive had notable vacancy and was leased to tenants at rates substantially below market for the area. We took over leasing from the former management company and immediately repositioned the property for new tenancy. We analyzed market rents and determined that minimal capital improvements to the second-floor office area would allow for substantially higher asking rents than the asset was currently receiving. It was additionally concluded that the improvements would pay for themselves in a period of months through the additional rental income. We executed the remodel of the second-floor common areas and immediately leased 5-6 luxury offices at the top of market rents. Over a 3-year period, cashflow as a whole saw an increase at the property by around 50% with additional room for continued future upside. We improved the cashflow almost immediately for this stabilized asset and helped secure long-term tenants at increased rates for the subject property. The cashflowing asset remains stable and is currently 100% leased at market rates with healthy annual increases moving forward.
